1. Contracting Parties
The rental contract is concluded after the booking confirmation and the deposit received on the account of the lessor. The lessor of the house is Rainer Filzinger, Schillerstr 12, 65719 Hofheim, Germany. Local manager and contact in Corfu are Ingrid Bressem and Andreas Schurig, Agios Ioannis, Pareli, 49100 Korfu.
2. Rental object
is the Forest Villa, locality “LIA”, the municipality Kinopiastes, the district Achillion of the town of Central Corfu. The lessor rents the above house to the tenant with three bedrooms, a kitchen room, a small shower room / toilet, a bathroom, a living room, a dining room and a wooden attic. In addition, the house has three covered terraces, a pergola, a pool of 36sqm. The further equipment is listed in the property description.
3. Rental period and tenants
The property will be made available to the tenant for the sole use of the booked period and rented to the number of persons stated in the booking confirmation. Pets specified at the time of booking are allowed. Additional pets may only be brought after consultation.
4. Rental price and deposit
The rental price for the entire rental period is stated in the booking confirmation. Additional costs (electricity, water, heating) are included in the rental price. Final cleaning is included in the rental price. Upon handover of the house, the tenant pays the local manager the deposit specified in the booking confirmation in cash against a receipt. The deposit will be refunded at the end of the rental period after return of the rental property.
5. Payment
The down payment stated in the booking confirmation must be transferred to the account of the lessor up to 7 days after receipt of the booking confirmation:

Reference: “Forest Villa” and travel time.
The balance (including deposit) will be paid to the local manager in cash against receipt upon handover. If there are less than 14 days between the booking confirmation and the day of arrival, the entire rental price must be paid in cash upon handover (arrival).
6. Cancellation
If the tenant terminates the contract prematurely without naming a new tenant who fulfils this contract under the same conditions, the following costs are to be paid as compensation.
Termination before arrival
– up to 49 days before arrival: 10% of the rental price
– up to 35 days before arrival: 30% of the rental price
– up to 21 days before arrival: 60% of the rental price
– up to 14 days before arrival: 90% of the rental price
– later than 14 days before arrival: 100% of the rental price
The cancellation must be made in writing by e-mail or letter, decisive is the time of delivery of the notice to the manager or landlord. If the tenant leaves before the end of the rental period, the entire rental price must be paid.
7. Liability and obligations of the tenant
Furnishings and equipment must be handled with care. Damage must be reported to the local manager immediately after discovery. The renter is liable for the damage caused by him to the object or the objects on it. The tenant undertakes to comply with the house rules. Smoking is not permitted inside the building. Pets are allowed by arrangement. The accommodation is to be returned fully furnished with all equipment provided and in found condition. The place of jurisdiction is the court at the lessor’s residence.
8. Severability clause, written form
Should individual provisions of these terms and conditions be invalid or unenforceable or become invalid or unenforceable after conclusion of the contract, this shall not affect the validity of the remainder of the contract. The invalid or unenforceable provision shall be replaced by an effective and enforceable provision whose effects come closest to the economic objective pursued by the contracting parties with the invalid or unenforceable provision. Changes and additions to the terms and conditions must be made in writing. This also applies to changes to this written clause. The terms and conditions and the contract resulting from them are subject to the statutory provisions of the Federal Republic of Germany.
